Timber & Timberland Valuations
NRM has two Certified General Real Estate Appraisers, each with more than 25 years of experience. They have appraised more than 1 million acres varying from parcels as small as 2 acres to tracts exceeding 400,000 acres, with several valuations exceeding 500 million dollars.
Appraisal services have included valuation for federal 631a capital gains values, inheritance tax considerations, general appraisal values, acquisition, disposal, fire damage, condemnation and conservation easement appraisals. NRM has also been involved in the negotiations for partitioning large industrial forest property, negotiations for public and private land exchanges and timberland acquisitions for its clients.

NRM’s appraisal staff training includes certification for Conservation Easement valuation and for “yellow book” appraisals complying with the Uniform Appraisal Standards for Federal Land Acquisitions. NRM's cartographic staff and mapping facilities provide graphics and court exhibits to support the testimony.

Due Diligence
Due diligence prior to purchase or sale includes volume, timber growth projection, harvestability and valuation verification; and may include harvesting contracts research and verification. Investigations include market projections and both current and projected harvest restrictions.
Litigation Support
NRM’s appraisers have provided trial assistance and/or testimony in valuation of timber and timberlands for several cases including the Redwood National Park taking valued at several hundred million dollars. We frequently provide an independent review of third party appraisals.
Marketing & Negotiations
NRM has experience in participating in both sale and purchase negotiations and in negotiations and mediations for damages related to timberland properties and wildlife habitat values.
